What Will the Report Involve
Your 5 point Decking Report will involve the five following aspects. Foundation, Ledger Attachment, Framing, Decking and Railing. Photos of potential problems or safety concerns will be included for your reference. A brief detailed description of each item and recommendations. Each item will also get a rating from 1-5, 1 being in very poor condition and 5 being in excellent condition! 1. Foundation
Our 5 point inspection starts off with the most important aspect of your Deck or Roof. We look for proper footing size, proper amount of supporting members and most importantly visible damage and or shifting of the piers.

2. Ledger Attachment
The most common cause of total deck collapse involves the deck “pulling away” from the house. This type of failure typically occurs because the ledger board was not properly attached to the house. We will check for proper fasteners, signs of rotting or damage. As well as any potential signs of failure starting. (Sagging or Pulling off the House)

3. Framing
Framing is an important part of any exterior structure that is often over looked. Signs of rotting, improper installation and bug infestations can be hard to spot as they are usually hidden under the deck boards. We will take photos, check for “flaking” and report any signs of rotting, damage or improper installation.

4. Decking
Decking is usually the easiest to tell when it is time to be replaced as it turns grey and soft. Our report will detail the overall health of the decking, including visible signs of “Rotting” and or Damage.

5. Railing
Railing is an important safety aspect of your deck! Anything over 2’ of height requires a minimum of 36” guard and 42” if the deck is over 5’ 11”. Our report will check these important safety aspects to ensure the railing system is up to code and give recommendations based on what is found.
